GUÍA PROFUNDA DE INGRESOS USDA
People who routinely occupy the home as their principal residence generally count for USDA household-income purposes, even if they are not applying for the mortgage. Live-in aides, foster children, and foster adults are excluded.
Annual and adjusted household income determine whether the household appears to meet the program income limit. Repayment income is stable and dependable income from applicants obligated on the loan and is used later for repayment and debt analysis.
Generally, yes. If a spouse will live in the home, their applicable income can count toward annual household income even when they are not obligated on the mortgage.
Applicable income from an adult household member can count. Certain earned income from an adult full-time student who is not an applicant, spouse, or head of household may be limited to $480.
Possible deductions include $500 per eligible dependent, qualifying childcare for children age 12 or under, one $550 elderly-household deduction, and certain verified disability-assistance or medical expenses subject to additional rules.
USDA publishes Guaranteed-program moderate-income limits by official income area and household size. Some metro and nonmetro areas have different limits, so area confirmation matters.
Do not rule USDA out from a rough total. Household composition, exclusions, student-income treatment, eligible deductions, asset income, and complex income documentation should be reviewed first.

USDA Guaranteed may support eligible new construction intended as a permanent primary residence, subject to builder, property, appraisal, documentation, and complete program requirements.
Manufactured and modular homes may be possible when the property and transaction satisfy applicable USDA, installation, appraisal, and lender requirements.
Eligible attached homes, townhomes, condominiums, and PUDs may be possible, but project, ownership, property, and lender requirements apply.
USDA does not use a simple automatic acreage cutoff. The property must remain predominantly residential; principally income-producing land or buildings can create an issue.
Those features do not automatically decide eligibility. Their use, utilities, highest and best use, and whether the property remains predominantly single-family residential require review.
No. The map result is a preliminary geographic check. Final geographic and property eligibility are determined through the complete USDA and lender review.
